Missed the 2025 ADU Grants in Niagara? Here’s What You Can Do for 2026

If you're a homeowner in Niagara who missed out on ADU (accessory dwelling unit) funding in 2025, you're not alone.


Generous grants and forgivable loans were available across St. Catharines and Niagara Region—but by mid-year, every major program had either closed or paused due to limited funding.


The good news? Many of these programs may reopen in 2026. If you start preparing now — with drawings, zoning checks, and project plans — you’ll be in the best position to apply when funding returns.


St. Catharines – ADU Grant Program (Closed June 18, 2025)

  • Up to $40,000 for interior ADUs (e.g., basement suites)

  • Up to $80,000 for detached garden suites

  • Covered 70% of eligible construction costs

  • Required completed permit drawings and approvals prior to application

  • Reimbursed after construction passed inspections


Status:❌ Closed June 18, 2025.

✅ May reopen in 2026, depending on Housing Accelerator Fund renewal.


Niagara Region – Niagara Renovates (Secondary Suite Loans)

  • Offered up to $25,000 as a forgivable loan

  • Required tenant household income under $27,000

  • Permits had to be in place before approval

  • Construction was required to begin within 45 days of signing


Status:❌ Paused for 2025.

✅ Expected to reopen in 2026 pending budget approval.


Niagara Falls – No Grant Program, But Helpful Guidance

  • No direct funding

  • Clear zoning allowances for up to two ADUs per lot

  • Published ADU Information & Application Guide

  • Provides pre-approval insights and permit checklists


Status:✔️ Still available for planning guidance.

❌ No current financial incentives.
