FAQs

Do I always need a permit for interior alterations?
Yes if you’re removing load-bearing walls, changing structure, moving plumbing / electrical, or making egress / safety changes. If it’s just changing finishes (paint, floor, cabinets) then maybe not—but we’ll help you figure it out.

What if the existing layout was built without permits or not to code?
We can document what’s there, provide corrective drawings, and assist with retroactive permits when required.

How do I know if I need engineering or additional structural support?
We assess the wall you want to remove. If it's load-bearing or requires a beam, then yes—we’ll bring in engineering. In many cases small layout changes don’t require full structural work, but we’ll scope it out for you.

Will the municipality ask for very detailed finishes or colours?
Usually not. They care about structure, fire/safety, code compliance. Finish details are often a discussion between you and your contractor.
